If lowering your monthly costs is on the 2025 checklist, New Jersey’s ANCHOR program is the easiest win. Homeowners and renters can claim hundreds to $1,750 back—plus a senior bonus—but the clock is ticking. The deadline is October 31, 2025, and payments roll out within about 90 days (some as soon as mid-September).
What’s in it for you

1) Are you a homeowner? Here’s how much you get.
$1,500 if your 2024 NJ income ≤ $150,000 (age 64 or younger)
$1,000 if $150,001–$250,000 (age 64 or younger)
Seniors (65+) add $250 to the applicable amount (so $1,750 or $1,250).
See the official table: How Benefits Are Calculated and Paid → nj.gov/…/calculated.shtml.
2) Renting? You’re eligible too.
$450 for renters (64 or younger)
$700 for renters 65+ (base $450 + $250 senior add-on).
Details: ANCHOR benefit amounts.
3) Deadline & payments.
Apply by October 31, 2025.
Payments begin on a rolling basis starting Sept 15 and usually arrive within ~90 days of filing.
Start here: ANCHOR main page + File Online.
4) Filing got easier (and different) in 2025.
Most under-65 past applicants are auto-filed (you likely got a Benefit Confirmation Letter in August).
Everyone filing online uses ID.me (no more mailed PINs).
Read the update + file online: ANCHOR hub.
5) Seniors/SSD: one form, three programs.
If you’re 65+ or on Social Security disability, you use the new PAS-1 combined application to claim ANCHOR, Senior Freeze, and Stay NJ in one shot. Start here: Property Tax Relief Programs → File Online.
Why this matters

Less tax pressure means more breathing room in your budget—groceries, kids’ activities, or finally tackling that project list. And yes, this applies to a ton of South Jersey households across Burlington, Camden, and Gloucester counties.
Question: What would you put that tax-relief money toward first—savings boost, rate buydown on your next home, or home upgrades?
If you live (or rent) in NJ and meet the income cutoffs, don’t leave this money unclaimed. Pop your info into the online app, verify through ID.me, and you’re done. If the site feels confusing, use the hotline or book a quick appointment—help is literally set up for this.
