Finally -- a condo that hasn't been beat to hell by destructive tenants ... is NOT being sold by an uncaring, "absentee" owner ... and is in such good condition, it's nearly impeccable! Seriously, the only things you may find wrong here are the fifteen-year-old water heater (don't worry, though -- it's covered by a seller-provided warranty!) and the awkward, wooden shelf in the kitchen. This condo is located in an end-unit that's well out of the way of all general hubbub, while still being fairly close to the entrance. So, you won't hear any garbage trucks in the wee hours of god-knows-when. You won't hear any barking from people walking their dogs around. And the general rush of the morning will also pass you by. Additionally, you'll be near quite a few shopping, entertainment, and dining areas (most within a 10-minute distance), and only 5 minutes away from the Ashland PATCO station for quick, easy access to Philly. <br><br> The development itself is fairly well-managed. The reserve fund is deep enough that special assessments are rare, while maintenance is prompt, and all communal areas are well-kept. The association fee is not cheap -- $245/month -- but it's far lower than most comparable areas in Cherry Hill, for example. <br><br> And now, onto the condo itself. Located on the second floor, never rented out, and with plenty of recent renovations ... there's little here to find fault in. So, let's take a brief walk through it, yes? <br><br> Upon entering, you'll be greeted with a large, open-concept, living room/dining room/kitchen combo. Note the updates in here: <br><br> ---Brand-new, waterproof-vinyl flooring -- no scratches, easy to take care of, and you won't have to freak out if you spill something like you would with wood. <br><br> ---Recently-installed, recessed lighting and shelving for that cozy feeling. <br><br> ---New windows that you can actually open and close! <br><br> As I said before, the wooden shelf in the kitchen sticks out like a sore thumb amongst the rest of the cabinetry, but if you can handle that, the appliances (refrigerator, microwave, stove, dishwasher) are all on the newer side, and are neutral enough to fit into almost any redecorating scheme you can come up with. <br><br> Further on down, you'll find the downstairs bedroom/office, which also has access to the balcony and utility closet. The furnace is only 14 years old, so it still has plenty of life left, and while the view from up here is nothing special, you can still catch plenty of people walking around and say hi to them. (If that's your thing.) <br><br> The downstairs bathroom was also recently remodeled (vanity/lighting), and contains your washer/dryer combo. (Both of which are 6 years old.) Near here -- just under the stairs -- you'll find your fifteen-year-old water heater. Despite its age, it's been holding up perfectly fine. The water pressure is solid, the water itself heats up quickly, and there are no leaks anywhere. Still, just in case, the seller is providing a home warranty for you that covers it for a one-year period after purchase. <br><br> Moving on upstairs, you'll come to the loft-style, master bedroom. It's very open, and can take some getting used to if you come from a home where each room was privately delineated with walls and a door. Do note: the shower is located OUTSIDE the bathroom (which can also take some getting used to), and most of your closet space for your clothes is located IN the bathroom. The upstairs bathroom itself has been recently remodeled as well, with a new vanity and lighting fixture. <br><br> So, to sum everything up, here's your chance to live in a lovingly-maintained condo, well-managed by a great association, located close to everything important, that's minutes away from PATCO.
